Upcoming Projects at DOTS

After two months of contract negotiations, Design on the Square, LLC has finally signed a contract with Fiserv Inc. for  their new 50,000 sf Pittsburgh offices!

Also, drawings have been submitted for a watch store at the Philadelphia Airport and construction will take place in February for that.

A repeat client in Philadelphia has asked me to keep a little time available for another potential food service project.

The Sterling Building is back on the books – round 4 for this project – but it looks like the developer has finally committed to moving forward with it and with the potential LEED rating as well!

So the last update on Design on the Square shared that there were two food service projects going on at the airport – then I disappeared.  That’s because two turned into five!  Granted, the extra three projects area temporary locations, but that didn’t make them easy…

The additional Cibo Express location (the smaller one) will be under construction later this summer.

As for the original two locations at the airport – one is under construction and one is out for bid.  I’ll be sure to post photos as they progress.





Greening up the field?

With everyone going green in the construction industry, why is it that the Philly airport requires so many copies of each drawing submission? I currently have 14 sets of drawings in my office totaling 4,032 square feet of paper for a restaurant that is only 2,200 sf in total! And this is the third such submission for this project!





New Projects at Design on the Square

I haven’t posted in a while, but here’s why…  the architecture business has been good to me this year!

Design on the Square is under contract for not one, but two food service projects at the Philadelphia Airport – a LeBus Bakery Kiosk and the Sky Asian Bistro.  I also have two large addition/remodel projects for local residences in design and I’m sending drawings out for bid on a third.  In addition, I have a multifamily residential project that is creeping forward slowly, and a developer has hired me to work with their modular company to design two more single family houses.

I was talking with my wife the other day and realized that my residential client list includes big wigs from Goldman Sachs, Deloitte and Touche, Microsoft and Wells Fargo – not bad for moving to a new state and not knowing anyone four years ago!

Forgive my absence, but the architecture business decided to pick up just when my wife had a new baby, so things have been hectic to say the least! So here’s what’s been going on at Design on the Square:


Propel Braddock Hills Charter High School, Pittsburgh, PA:

This project is now out to bid and permitting! This 46,000 sf charter school project for 400 students will start construction before the end of the year and be open for students by August 2011. Construction is estimated to be around $2.5 million.


West Hanover Condos, Trenton, NJ:

A new project that is moving very quickly – this abandoned building will be getting a new facade and a great deal of work inside to build it out as four high-end condos.

The client had a previous architect do some preliminary plans and was unhappy with the results which were mundane and typical apartment style units, excessive hallways that wasted space, uninspired facades, non-code compliant spaces, and, worst of all, bedrooms at ground level adjacent to the sidewalk.

By shifting the stairs away from the outside wall, moving the entry doors, and designing the units for maximum living space, each of the four units were able to grow by about 150 sf, enough to add a half bath to each unit. By creating a light well on the side of the building, we are able to create an enormous wall of windows in each room of the second floor and in all but one bedroom of each of the the first floor units.

The 11′ ceiling, large open living spaces (20′x24′), walls of almost all glass, wood floors and exposed duct work, these condos will definitely achieve the loft style that the client is looking for. Added amenities include a rooftop deck with work out room/party space and a view of the State Capitol! The clients are submitting this project for LEED certification, so use of recycled and recyclable materials, energy efficient equipment and high insulation values will all be included as this moves forward.

Unfortunately, the Sterling Building renovation is now on hold while the developer waits on the economy to catch up with the vision for the project.

June/July Project Update

June was a little rough on the wallet, but by collecting on a few outstanding debts from clients, I again worked through the slump and July has been very busy thus far, so that’s great news.  Here’s the update of what’s been going on since the previous project update post:

Propel Braddock Hills Charter High School, Pittsburgh, PA: Finally the client has given the go-ahead on this 46,000 sf project and things are flying right along – the floor plans are pretty close to finalized, interior elevations and details have been started, engineering is underway and a 50% set should be issued by the 16th of July! If things stay on schedule, the 85% bidding docs will be issued in Mid August and VE will begin.


The Sterling Building
, Trenton, NJ is an old retail building that the developer wants to gut and rehab into a LEED certified green building with a mixed use occupancy. Bids have been coming in significantly higher than the developer can justify and are threatening the current plans for the project.  At this point, the project is on hold as the developer determines the next steps.

To sue or not to sue

So I’m going to court today to try to collect against a client who hasn’t paid me in six months…  I’m trying to walk a fine line between not coming off as an a-hole and being able to make my mortgage payments.

So I tried to negotiate a payment plan of some ridiculously low amount each month over what seems like forever, and they didn’t even pay me that!  Court is today and I got a call last night from the client’s husband saying he wants to meet me this morning to pay me half the money and will pay the other half at the end of the week. I debated what to do and this is my solution…

Proposed Commons Area

So I got through May and the economy hasn’t killed my fledgling architecture firm (read: I paid the mortgage), so I thought I’d provide an update on all the projects I have going on at the moment.

Propel Braddock Hills Charter High School: So this is a huge (for me) project that I landed in conjunction with my former firm in Pittsburgh back in April after a competition for the project which included Michael Graves’ firm. This project is a 46,000 square foot high school going into an empty big-box retail building in the suburbs of Pittsburgh. The design contract is in place, and the plans have been developed a little further since award of the project. The developer is finalizing the lease and the financing approval prior to letting me loose on the construction documents. Things should start moving soon as construction must be complete before the 2011 fall semester.
